Land or property records wrong, or mutation / name transfer stuck (khata, 7/12, jamabandi, patta)
Mutation only updates government records for tax — it does not decide who owns the land. But wrong records cause real trouble, so fix them early.

Land and property records are kept by the state revenue department (rural) or the municipal body (urban) under state land revenue laws. Mutation is ordered by the Tehsildar / Revenue Officer after notice to everyone affected; appeals lie to higher revenue officers. Courts have repeatedly held that mutation entries do not create or end ownership — title depends on documents such as a sale deed, will, partition or inheritance. Many states now give a time limit for mutation and let you apply and track online.
