- What do you need? Transfer the name after purchase or inheritance
- How did you get the property? Inherited after a death
Where you stand

Mutation follows the title document. Where: Your records; certified copy from the Sub-Registrar. - Current record extract (7/12, khatauni, jamabandi, patta, khata or property tax record)

Needed for inheritance mutation. Where: Municipal office; Tehsildar. - No-objection or consent from other heirs (if any)
Avoids objections and delay. Where: Family members, ideally on stamp paper. - Land revenue or property tax receipts
Supports possession and the correction. Where: Your records. - ID proof of all applicants
Asked in every application. Where: Aadhaar / voter ID.
What the law says
Land and property records are kept by the state revenue department (rural) or the municipal body (urban) under state land revenue laws. Mutation is ordered by the Tehsildar / Revenue Officer after notice to everyone affected; appeals lie to higher revenue officers. Courts have repeatedly held that mutation entries do not create or end ownership — title depends on documents such as a sale deed, will, partition or inheritance. Many states now give a time limit for mutation and let you apply and track online.
